For property splitting, room rental or change of use (office to residential, retail to residential, barn to residential) the municipality requires an acoustic report. Every new dwelling must meet the new-build requirements from the BBL. Without this report your permit will not be granted.

Impact sound insulation LnT,A less than or equal to 54 dB. Airborne sound insulation DnT,A greater than or equal to 52 dB. For façade insulation: indoor value maximum 33 dB. For property splitting and room rental the full new-build requirement applies, with no exemption possibilities. This is stricter than for ordinary remodelling.

Sound plan when insulation is insufficient
If the existing situation does not comply (which is almost always the case in existing buildings), we prepare a sound plan with the necessary measures and product specifications. More and more municipalities actively check compliance. We guide the entire process from measurement to post-check.
Lead time and planning
Research can start within 2 weeks after approval and receipt of the construction drawings. We need: current floor plans, sections, façade views and, if available, the existing specification or the structural details of the separating constructions. The report is delivered within 10 working days. Total lead time approximately 3 to 4 weeks after receipt of all documents. In urgent cases an expedited delivery is possible.
