Acoustic advice for project developers and investors.

For property splitting, room conversion and change of use, municipalities increasingly require an acoustic report as part of the permit. We deliver the research, the report and the supervision from first advice to the final permit. For portfolios with multiple properties we offer volume agreements and we know the specific requirements of every major municipality in the Netherlands.

Property splitting and cadastral division

When splitting a property into independent dwellings, sound insulation between the new units must comply with the Dutch Building Decree (Bbl) and additional municipal requirements. We test the existing situation against NEN 5077 and NEN-EN-ISO 16283, draw up a sound plan with the necessary improvements and carry out the post-measurement after realisation. The report is accepted directly by the permitting authority.

Room conversion and conversion permit

More and more municipalities require an acoustic survey as part of the conversion permit for converting properties into non-self-contained dwellings. We measure and report in accordance with the local policy rules of Amsterdam, Utrecht, Rotterdam, The Hague, Groningen, Nijmegen and others. For each municipality we apply the correct measurement method and assessment criteria, so the report is not rejected.

Change of use: office to residential, retail to hospitality

A change of use often also changes the noise standards that apply to the property. An office becoming a dwelling must meet the façade insulation requirements for traffic noise and industrial noise. A retail unit becoming hospitality has to deal with the Activities Decree and potential nuisance to neighbours. We assess feasibility at an early stage and advise on the construction adjustments needed for a successful permit application.

Volume agreements for portfolios

For investors and developers with multiple properties in the pipeline, we work on a framework agreement with fixed rates, fixed lead times and one dedicated point of contact. We deliver each project within the agreed timelines, so you can reliably plan your permit processes. Request a quote for a framework agreement that fits your project pipeline.

Independent and without conflicts of interest

KGI Groep is independent: we do not sell sound insulation, we do not supply construction materials and we have no commercial ties to contractors. Our report assesses the actual situation and recommends the most effective measure. That matters to the permitting authority (which must be able to trust the report) and to you (who does not want to invest more than necessary).
